01 / Inputs

Inputs in Context.

Keep loan terms with the loan and construction costs with the budget. Anchor supported dates to phases, milestones, or derived events. Search by name or value to find an input.

02 / Assumptions

Review the Assumptions.

Your own quote or assumption can replace a suggested value. A visible manual marker helps you see where you've made the call.

03 / Calculated outputsLaunch Feature

Change a result, too.

Replace a calculated result with your own value. Model preserves the original calculation, marks your change, and uses the chosen value downstream. Choose Restore calculation to return to the standard result.

Watch Live Returns.

Live Returns shows the effect of edits beside the work. Pin recurring numeric or month inputs so you can adjust them while reviewing another page.

1 / 4 · Model calculation
Model's illustrative hard cost is $1,850,000: 10,000 SF × $185/SF. Cash-on-cash is 11.25%.

Use ← → keys to move between chapters

The manual hard cost of $2,100,000 is hypothetical. All figures describe a fictional 10,000 SF property with other costs of $650,000, a 60% loan at 6.5%, and NOI of $210,000. Net operating income (NOI) is income after operating expenses. A simplified example with interest-only debt. It leaves out fees, taxes, principal payments, and changes over time.

Keep the Work Connected.

Dates follow project events. Search, pins, and workspace controls keep the next edit close.

Phase or Milestone

Choose a phase, milestone, or derived event such as stabilization.

Linked Date Input

Anchor the input to that event with the interval the plan needs.

Project Timing

Keep linked dates aligned as the project schedule changes.

Find a Name or Value.

Search the model and jump directly to the matching field and its context.

Keep Recurring Inputs Close.

Pin supported inputs beside Live Returns. Adjust the same underlying field while reviewing another page.

Adjust Your View.

Use Monotone for a quieter workspace, fullscreen for more room, and keyboard shortcuts to move through the model.

Bring Your Excel Inputs.

Upload a supported workbook, review the mapped inputs, and continue in an editable Model project. Your original workbook stays unchanged.

FAQ

Questions about overrides.

Can I change a calculated number?

The current tier proposal places manual calculated-result overrides in Pro and higher. Free includes ordinary manual assumptions. A Pro user can apply a marked value and restore Model's calculation when needed.
